Living Trust Document Preparation in Redding, CA
A living trust that is signed but never funded is an expensive folder. The trust document is only half the job; the property has to actually be transferred into it, and that means a deed.
Beacon prepares both at your direction. If you have already decided a trust is what you want, this is document work. If you are still deciding, that decision needs an attorney, not a document preparer.
I am not an attorney. I can only provide self-help services at your specific direction.

Who this helps
You have decided on a trust and want it prepared
You know what you want the trust to do and who it is for. The document has to say it precisely.
You have a trust that was never funded
A common and fixable problem. The house is still in your name because the transfer deed was never prepared or never recorded.
You bought property after the trust was created
New property does not go into an existing trust by itself. It takes its own deed.
You want the whole set done together
A trust, a pour-over will, a power of attorney and a health care directive are usually prepared as one package.
Documents Beacon may prepare
Prepared at your specific direction. Availability depends on your matter — ask at the consultation.
- Revocable living trust document, prepared at your direction
- Certification of trust, for banks and title companies
- Pour-over will
- Trust transfer deed to move real property into the trust
- Preliminary change of ownership report for recording
- Assignment of personal property to the trust
- Schedule of trust assets
What to bring
Bringing these to the first appointment usually means the matter can start the same week.
- Photo identification
- Full legal names of everyone involved — trustors, trustees, successor trustees and beneficiaries
- The current grant deed for any real property you want in the trust
- The assessor's parcel number for each property
- A list of accounts and assets you intend the trust to hold
- Any existing trust or will
How the process works
- 1

Say whether you are creating a new trust, funding an existing one, or adding property to one.
- 2
Free 30-minute consultation
You explain what you have decided. Beacon explains what documents that takes, including the funding step, and what it costs.
- 3
Documents prepared at your direction
Trust, pour-over will and the transfer deed prepared together, so the funding is not left as homework.
- 4
Signed, notarized and recorded
The trust is signed and notarized; the deed is recorded with the Shasta County Recorder at your direction so the property is actually in the trust.

What commonly causes delays
General procedural information, not advice about your matter.
- 01The trust gets signed and the deed never gets recorded, so the house is still outside the trust. This is the single most common failure.
- 02Property transferred without the preliminary change of ownership report, which can trigger a reassessment inquiry.
- 03Accounts never retitled, so they pass outside the trust regardless of what the trust says.
- 04Property bought after the trust was created and never added.
- 05A pour-over will that names different people than the trust, because only one was updated.
Questions
Still unsure? Call or text (530) 932-2334 and ask. Procedural questions are always fair to ask.
Can Beacon advise me whether I need a living trust?
No. That is an estate planning decision and advising on it would be legal advice. I am not an attorney. I can only provide self-help services at your specific direction. Speak with an estate planning attorney if you want that guidance; if you have already decided, Beacon can prepare the documents.
Does the trust include the deed transferring my house into it?
Beacon prepares the trust transfer deed and handles recording at your direction. A trust without that step does not hold the property, which defeats most of the reason people create one.
Will transferring my home into a trust reassess my property taxes?
Property tax questions are outside what a Legal Document Assistant can advise on. The preliminary change of ownership report is filed with the deed, and the Shasta County Assessor is the authority on how a transfer is treated. For advice, speak with an attorney or a tax professional.
How is this different from Redding Trust or an attorney's package?
An attorney advises you on the plan and can handle complex estates. Beacon prepares documents at your direction, at document-preparation pricing, once you have decided what you want. If your situation calls for advice, Beacon will say so.
Do I need a will if I have a trust?
A pour-over will is commonly prepared alongside a trust. Whether it is appropriate for your circumstances is a legal question; Beacon can prepare one at your direction.
