What commonly causes delays
General procedural information, not advice about your matter.
- 01The legal description has to be copied exactly. A description retyped with an error can cloud title.
- 02Transferring property with a mortgage without checking the loan terms first. Ask the lender.
- 03The preliminary change of ownership report has to accompany the deed, or the recorder charges an additional fee.
- 04A transfer tax exemption claimed without the correct statutory citation on the face of the deed.
- 05Notarization is required for recording. Every person granting an interest has to sign before a notary.

What is the difference between a grant deed and a quitclaim deed?
They transfer property differently in terms of what the person transferring is promising about the title. Which one is appropriate for your situation is a legal question and Beacon cannot select it for you. Once you have decided, Beacon can prepare either at your direction.
Will transferring my property reassess my property taxes?
Property tax treatment is outside what a Legal Document Assistant can advise on. Certain transfers are excluded from reassessment, and the Shasta County Assessor is the authority. For advice, speak with a tax professional or an attorney before signing.
Can I add my child to the deed?
You can direct that a deed be prepared to do so. Whether it is a good idea has real tax, creditor and estate consequences, and advising you on those is outside this role. It is worth asking a professional first.
Does Beacon record the deed with the county?
Yes, at your direction. Recording with the Shasta County Recorder is part of the work, and you receive a conformed copy back.
Do I need a title company as well?
Beacon prepares and records the deed but does not search title or issue title insurance. If you need to know the current state of title, or want insurance on it, a title company is the right place.
